Tenant doing drugs and stealing need advice its long?

The pot thing is no big deal--but I have never met a heroin addict that could be trusted and I certainly wouldn't want them there. Absent the police reports or anything proven you would be wrong to accuse drug use.You are the owner and have the right to clause leases as you please to keep mutual happiness and your investment intact,,If they don't like your lease they are free to not sign it and move on..As far as your druggies--if you cant wait to not renew their lease--consider this-are they paying late--are they bothering other tenants - these are grounds for eviction, Dont allege drug use if you are not prepared to provide concrete evidence like police reports..Review the Lease and look for voilations you can prove... If you need to serve paperwork over their---it only cost a few bucks to have a marshall do it----and this may rattle them to clear out..I use a bailbondsman to serve problem tenants --hes sure an ugly dude costs 50 bucks to have him knock on the door with papers--hes saved me more then a few formal evictions..
